Australia Student Rents Rise 40% as Universities Seek Cost-of-Living Relief

Student accommodation costs are becoming a more prominent issue in Australia's international education market, with student rents rising around 40% since 2021, according to Universities Australia. The sector's peak body is calling for additional cost-of-living support, including equal access to public-transport concessions for international students.

The development comes alongside a substantial shortage of purpose-built student accommodation. New CBRE research published in August 2026 estimates potential unmet demand of about 185,000 student accommodation rooms nationally, adding to concerns about the affordability and availability of housing in major university markets.

Student Rents Have Increased 40% Since 2021

Universities Australia's 8 September 2026 analysis found that student rents had increased by around 40% compared with 2021. Over the same period, it said groceries had risen 27%, utilities 39% and fuel 43%.

These are cumulative changes from the 2021 baseline and do not represent increases during 2026 alone.

The figures are consistent with Universities Australia's earlier analysis published on 29 June 2026, which also found a 40% increase in student rents since 2021. That analysis estimated that the cost of maintaining a basic student standard of living had risen 29% between 2021 and 2026, compared with 24% economy-wide inflation. Student spending had increased by 21% over the same period.

Australia Has a Significant Student Accommodation Shortfall

CBRE's August 2026 Australian Student Accommodation 2026 report, based on market conditions at mid-2026, estimates potential excess demand of approximately 185,000 purpose-built student accommodation rooms nationally, assuming suitable accommodation were available.

Purpose-built student accommodation currently accounts for about 7% of university students, equivalent to approximately one accommodation bed for every 15 students. Even if all planned projects are completed, CBRE expects around 34,000 additional beds between 2026 and 2029, which would increase penetration only to about 9%.

The shortage is particularly pronounced in major student markets. CBRE estimates unmet demand of approximately 25,000 beds in Central and Inner-west Sydney and around 10,000 beds in Melbourne City and Inner North Melbourne.

Sydney and Melbourne Have Higher Student Accommodation Costs

CBRE's rent analysis, covering 101 student accommodation buildings as of July 2026, shows substantial differences between Australian cities.

CBRE also found that purpose-built student accommodation rents were around 12% higher than two-bedroom apartment rents in the same precinct, based on its analysis of 106 buildings in July 2026. The premium reflects inclusions such as utilities, furnishings, security, study areas and social facilities.

CBRE said median rents for a sample of student accommodation studios in Sydney and Melbourne increased at a 5% compound annual growth rate between 2018 and 2026. However, national rent growth during 2026 itself was described as low single-digit, with Brisbane recording faster growth than Sydney and Melbourne.

Universities Seek Equal Transport Concessions for International Students

Against this background, Universities Australia on 8 September 2026 called on the Australian Government to give international students the same access to student public-transport concessions as domestic students.

The organisation said access currently varies between Australian states and territories. It highlighted Queensland's 50-cent public-transport fares, where international and domestic students already receive the same fare treatment.

The proposal is not a new national government policy. Universities Australia is asking the government to introduce equal access nationally; no uniform Australia-wide concession for international students has been announced.

The organisation is separately seeking concession cards for all domestic university students, arguing that they could reduce expenses such as public transport, medicines and utilities.

Financial Insecurity Affects One in Three Students Surveyed

The broader financial environment is also reflected in research cited by Universities Australia.

Research published in 2026 by the Australian Centre for Student Equity and Success found that one in three university students surveyed was experiencing financial insecurity. The figure covers university students generally and is not specific to international students.

For international students, housing and transport costs form part of the overall budget alongside tuition, food, health insurance and other expenses. The Australian Government's Study Australia platform also advises prospective students to research actual living costs in their intended location rather than relying solely on minimum visa-fund requirements.

What the Housing Data Means for International Students

The accommodation figures make location an important component of the cost of studying in Australia. A student choosing between Sydney and a lower-cost market such as Adelaide or Perth can face a substantial difference in weekly accommodation expenses.

This is relevant to Indian students in particular because Australia remains a major destination for Indian higher education applicants. When comparing Australian universities, students may increasingly need to assess accommodation availability, expected rent, transport costs and the possibility of shared or university-provided housing alongside tuition fees.
